Should you be successful in your application, then to secure the townhouse unit we will ask for two (2) weeks rent in advance plus full bond payment equal to four (4) weeks rent, totalling six (6) weeks rent. The rent payment will cover the period from the commencement of the tenancy which is when you move in. We will send you out an email which contains our trust account bank details. Note: when you inspect our townhouses we will also give you a business card which contains our trust account bank details on the back so you can be sure the account details are correct. If you are ever in doubt about the trust account details then prior to making your first payment please send us an email or call us.
Payment methods
As we do not handle cash due to security, there are two options for making a payment such as rent:
- Internet bank transfer, or
- Direct deposit at any Westpac bank.
If you would like to deposit your rent directly at a Westpac bank then you simply go down to the bank and fill in a deposit form and deposit the money. The Trust Account details will be provided to you at the start of your tenancy. Always keep your deposit receipt on the left hand side of the deposit form as proof of payment. Quite often the bank may leave your reference number off your payment and make it difficult for us to track down which tenant made the payment. This deposit receipt will make it easier for us to identify any missing payments.
If you would like to make payment over the internet using net-banking, then Trust Account details will be provided to you at the start of your tenancy.
Payment periods
For the payment of rent, we prefer the rent to be paid fortnightly or monthly to reduce the amount of processing required and to minimize bank fees, however if you struggle to manage your rent payments then weekly rent payments are fine. All other payments can be made as invoiced.
Payment and staying in advance
Once you have your paid your 6 weeks rent to move in (2 weeks rent and 4 weeks bond) we strongly advise you to pay your next lot of rent 1 week later. As an example if you moved in on the 1 Jan 24 and paid 2 weeks rent then your rental statement would state “Rent Paid 1 Jan 2024 to 14 Jan 2024”. Our recommendation is that you set your next fortnightly or weekly rental payment starting from 8 Jan 2024. This will ensure you are always at one week or two weeks in advance. We strongly discourage you from living to the day your rent is due and then paying rent on that day.
Payment categories
In order to quickly identify your payment we ask you to use a bank reference which identifies your townhouse number and then your first/last name for example “SV 003 RENT Troy Craig”. If you choose to make a payment directly at a Westpac Bank then Westpac only allows numbers so we ask you to enter 999 003 as the unique reference. 999 means rent for townhouse 003. Always keep the bank payment receipt for proof of payment if you make a payment at a Westpac bank!!!
